Selling or letting your home can be a stressful time, so it is imperative to choose an agent you can trust and one who will make this process as smooth as possible. We at Field and May aim to eliminate the stress and make the experience as easy as possible.
Field and May provides a range of letting and management services based on the experience, skills and expertise of our lettings team.
We arrange rentals for a wide range of property, provide exceptional services and represent private and corporate landlords.
If you have a property to let, please contact us for a member of our team to assess your property and advise you on its likely rental income. We will also recommend any work or alterations that will maximise the rental income of your asset. We will also explain to you the various legal obligations and requirements of landlords.
We offer a range of services, from a basic “Tenant Find” service, through to “Fully Managed” services whereby we look after the property on your behalf and collect the rent, which we pass on to you net of all deductions.
Firstly, whether you are selling or letting your property, you will require a Market Appraisal to determine the value of your property and to agree a suitable marketing strategy. At Field and May we can offer you a free, no obligation factual and accurate market appraisal to determine the current market value of your home. Our property valuers are the most experienced in the business and will provide you with a valuation based not only on their in depth knowledge of your location but also utilising our extensive database of recent properties sold or let and data available from the Land Registry. We also have a dedicated Land and New Homes department who will assess any development potential your home may have.
We will normally arrange an appointment for our professional photographer, and floor planner to attend your property and obtain the necessary “collateral” that would be required to produce our high quality details. We will then upload your details to our website and populate the property portals on which we display our details.
Boards are a very effective way of marketing your property 24 hours per day. We appreciate however that boards are not appropriate for all property types and we will discuss with you the suitability of a board at our Market Appraisal.
We always accompany prospective purchasers or tenants on viewings of our client’s properties. This enables us to truly understand what applicants want, by obtaining first hand feedback from the property viewing. We obviously will revert to you as soon as feedback is obtained and advise you of the views and opinions of the applicant
Wherever possible, all prospective purchasers and tenants who register with us are asked to provide email addresses to ensure they are notified of any new properties as soon as possible within 24 hours of receiving your instruction.
We will contact registered prospective purchasers as soon as possible after receiving your instruction and your details will be immediately forwarded to all registered buyers in your price band.
Any offers we receive are promptly verbally notified and then followed up in writing.
Our competent sales team will negotiate between you and your prospective purchasers in order to identify the strongest buyer.
We will inform you of the purchasing position of the buyers and liaise with you until an acceptable offer has been agreed.
Should you require your sale to be completed by a certain date we would ask you to communicate your preference to us in order that we may make the necessary arrangements.
At this point (if you have not already done so), you will need to instruct a solicitor. We can, if required provide recommendations of suitable firms based on the complexity of your transaction. We will then write to all parties concerned, providing all relevant information regarding your sale.
The solicitors will then communicate and the buyers will instruct a surveyor to conduct a survey of your property (the “agreed sale” is subject to the contract and any survey) and the buyers’ mortgage offer (if required) will also be subject to the results of the survey.
Your legal representative will request the TITLE DEEDS from the lender (if appropriate) or yourselves as the seller and the FIXTURES AND FITTINGS form supplied to you by your solicitor must be completed at this stage.
Your solicitor draws up the DRAFT CONTRACT which sets out the Terms of the Sale and sends it to the purchaser’s solicitor together with all relevant documents. Any enquiries will then be raised, the Title Deeds and Lease (if applicable) will be checked and LOCAL SEARCHES carried out.
Once the draft contracts have been approved, it can be signed by both parties.
As long as the mortgage offer (if required) has been received and cleared funds placed with your buyer’s solicitor, a mutually convenient date can be agreed for the exchange of contracts.
The date at which the transaction is finally executed. This may be the date of exchange, or any agreed time after. Typically completion takes place 3-6 weeks after exchange of contracts. Completion is the time at which the ownership of the property transfers from the seller to the buyer and therefore is also the date that the existing occupant must vacate.
